Recent Reports
Last week, two reports came out covering housing statistics, one from the Indiana Association of REALTORS (IAR) and the other from the Federal Housing Finance Agency (FHFA).
The IAR reported in their monthly 'Indiana Real Estate Markets Report' for April vs April 2010:
- the median sales price for homes decreased .9% to $113,000
- the number of closed sales were down 21% to 4,929
Karl Berron, IAR CEO is quoted as saying, 'Neither year-over-year decrease is particularly surprising or concerning. We know that the April 30th federal homebuyer tax credit deadline pulled sales forward last year.'
A few statistics that were positive included:
- the average sales price of homes increased 2.7% vs April of last year to $132,869, and,
- inventory levels of homes for sale shrank .4% to 50,076

Also released last week was the purchase-only quarterly housing price index from the FHFA (covering loan data from loans purchased by Fannie Mae and Freddie Mac). In this report, U.S housing prices fell in the first quarter of 2011, on a seasonally-adjusted basis, 2.5% from the 4th quarter of 2010 and 5% from the first quarter of 2010.
FHFA's all-transaction housing price index showed a decrease of 2.7% in the last quarter and a decrease of 3.1% in the last year.
Specific to Indiana:
- housing prices fell 1.39% in the last 12 months, ranking Indiana 8th in the country
- housing prices have fallen 4.96% in the last five years, ranking Indiana 18th in the country
Our neighbors around us saw greater year-over-year declines with Kentucky at -1.60%, Michigan -4.09%, Illinois - 4.84% and Ohio -6.71%, while Idaho came in last with a decline of -15.66%
